Nobody Was Coming to Hand Him Success: How Darhyl R. Alusma Broke Into Naples Luxury Real Estate

In a market where many of the top producers have been in the business for half a century, a young agent is not supposed to break into the ultra-luxury tier in his first two years. Darhyl R. Alusma did it anyway. Today, as the leader of The Men in Black Luxury Group, the Naples, Florida native and his team report more than $200 million in sales, on and off market, after just five years in the business.

A Lane Nobody Was Running In

Before real estate, Alusma ran a fitness coaching business as a personal trainer. “I understood people,” he says. “I understood what they actually needed versus what they said they wanted.” Sales, he realized later, ran through everything he did. He just hadn’t put that label on it yet.

What he did notice was the makeup of the local market. “Nobody my age was really dominating the space down here,” he says. “It was the same group of established agents, the same familiar names, the same faces at every event.” To him, that wasn’t a sign that the market was closed. It was a sign of an open lane: room for a young agent who carried himself professionally, understood marketing, and could genuinely connect with people.

When COVID shut the world down, Alusma treated it as a window rather than a crisis. He earned his real estate license, stepped away from personal training entirely, and went all in. “No safety net. No plan B,” he says. “People told me I was taking a risk. They were right. I took it anyway.”

Building on a Brand He Already Had

Alusma didn’t start from zero. As a Lululemon athlete with a social media following, he was already known in his community for reasons that had nothing to do with property. He shifted that platform toward real estate and let people watch the transition in real time. It wasn’t a sales track record, but it was proof that he could build an audience, earn trust, and show up consistently.

The results followed. Alusma became the youngest, and the first Haitian/African American, to sell property in Port Royal, the Naples neighborhood once named the wealthiest in America. He sold the award-winning Butterfly House for a client above its $3 million asking price in less than two weeks. He sold a property for a client who had struggled to sell it for five years before he stepped in. And in his first year, while door knocking, he met the person who became his biggest client ever, at $40 million.

Leverage, Not Just Listings

Alusma describes his clients’ decisions as significant financial and lifestyle choices that demand trust, discretion, and exceptional execution. Sellers worry about leaving money on the table or watching a property sit. Buyers struggle to find genuine value, navigate competitive negotiations, and access opportunities beyond the public market.

His answer is to combine a native’s knowledge of Naples with digital marketing, social media exposure, luxury branding, and creative property storytelling. “I don’t simply sell real estate,” he says. “I create leverage, opportunities, and results.” Rather than waiting for buyers to find a listing, he positions properties to attract attention and generate demand.

Through The Men in Black Luxury Group, he is building a team founded on discipline, relentless execution, and personal accountability, with faith at the center. “Faith without action won’t build the life you’re praying for,” he says.

What Comes Next

Alusma is launching his first book, The 7 Figure Agent: The Proven System for Building a High-Income Real Estate Career. He plans to coach agents on breaking out of being basic and into a lucrative personal brand, and to speak at conferences about the tactics anyone can use to overcome being the outsider in their field.

His advice for anyone starting out is direct. “Stop waiting for the perfect opportunity, the perfect market, or the perfect moment. Nobody is coming to hand you success. You have to go out there and create it.”
